Put AI Where Your Margin Actually Leaks: The Preconstruction Desk
Custom AI for general and trade contractors - faster takeoffs, RFIs and submittals that route themselves, early schedule risk warnings, and paperwork that stops chasing your PMs.

How it works
Construction AI gets sold as robots and drones. The money is somewhere less photogenic: the estimator working nights on a bid, the RFI that sat nine days in someone's inbox, the lien waivers holding up a draw. We build AI into those workflows - reading your drawings, specs, and correspondence - so the same team can carry more work without carrying more risk.
Takeoff & Estimating Support
AI that reads drawing sets and specs to produce a first-pass quantity takeoff your estimator corrects instead of building from zero.
- Sheet classification and scope extraction from PDF drawing sets, addenda, and spec books
- Quantity counts for repeatable assemblies checked against your own historical cost database
- Scope-gap detection that flags spec requirements missing from the bid form
- Bid comparison across subs, normalized to a common scope so exclusions are visible
RFI, Submittal & Billing Paperwork
Document AI that routes, drafts, and reconciles the correspondence and compliance paperwork buried in every project.
- Incoming RFIs classified by trade and spec section, then routed to the right reviewer with context attached
- Submittal packages checked against spec sections before they go out, cutting rejection loops
- Pay applications, invoices, and lien waivers matched to the schedule of values and flagged when short
- Subcontractor insurance certs and compliance documents tracked with expiry alerts
Schedule Risk & Site Safety Monitoring
Predictive models on your schedule, daily reports, and site imagery that surface trouble while there is still float to protect.
- Critical-path risk scoring using productivity trends, weather, and historical sub performance
- Daily reports and field notes mined for early signals of manpower and material shortfalls
- Optional site camera analysis for PPE compliance and restricted-zone activity, privacy rules configurable
- Weekly risk digest for ops leadership ranked by projected schedule and cost impact
Where teams use it
Built for real revenue work.
General Contractors & Construction Managers
Preconstruction teams bid more work with the same estimators, and project teams clear RFI and submittal backlogs that would otherwise become change orders. Ops leadership sees schedule risk across the portfolio in one view.
Specialty & Trade Contractors
Mechanical, electrical, and concrete subs automate takeoffs on repetitive scopes and keep pay applications, waivers, and certs clean so draws are never held. Estimators respond to more invitations without weekend work.
Heavy Civil & Infrastructure
Public-works contractors handle document-heavy compliance, certified payroll, and submittal requirements without a dedicated admin per project. Long-duration schedules get continuous risk monitoring instead of monthly reviews.
“We were declining bids because precon was maxed out, not because the work was bad. The takeoff assist gave our estimators back most of a day per bid, and we went after eleven more jobs last quarter.”
FAQ
Questions, answered.
Does this replace our estimators or project managers?
No, and any vendor promising that has not read a spec book. The AI produces first drafts - takeoffs, routings, risk flags - that your people review and correct. The value is in removing three hours of assembly work so an experienced estimator spends their time on judgment calls.
Will it work with Procore, Autodesk, or Bluebeam?
Yes. We integrate with Procore, Autodesk Construction Cloud, Bluebeam, Sage, and Viewpoint through their APIs, and with plan rooms and email where APIs do not exist. Documents stay in your system of record; the AI reads from it and writes results back.
How accurate is AI takeoff on messy or hand-marked drawings?
Accuracy is high on clean CAD-generated sets and standard assemblies, and drops on hand-marked or poorly scanned sheets - so we show a confidence score per item rather than a single number. Low-confidence items are surfaced for manual takeoff instead of quietly guessed.
Our projects and data are sensitive. Where does everything live?
In your environment. We deploy to your cloud tenant or a dedicated instance, with SOC 2 controls, role-based access, and no training of shared models on your drawings or contracts. You own the code and the models when the engagement ends.
